There is a general perception regarding real estate agents as a whole and how they operate. Many believe that all Realtors are created equal, and when they go to list their home often pick one for all the wrong reasons. The perception lies in what a Realtor really does to sell your home, and that any real estate agent can do the job. Although any real estate agent can do the job, not every real estate agent will do the job right, not every agent will do the job ethically, not every real estate agent will keep open communications with the seller, and not every real estate agent will actively put out 110% to actively sell your home. Currently there are over 4,000 active Colorado Springs real estate agents. You may think to yourself, wow that's a lot how would I distinguish between them. This may at first appear overwhelming, but after reading the guidelines below you should have an easier time find the right agent for you.

1. Don't choose a Realtor who promises they can sell your home for the highest price! It's unfortunate, but this is often a trick some agents will utilize to get your listing. 2. Check to see if they have a marketing plan for your home outlined for you to see. Buyers can come from various sources, and many agents believe that they get a listing put it up on the MLS and just sit and waite for a buyer to come along. Although this tactic may

sell some homes, it doesn't truly give you the service you deserve. In today's real estate market that won't set you above the competition doing everything possible to sell your home. Today approx. over 70% of home buyers first look to the internet to find their next home, and with all the resources available you need to have an agent who is aggressive in utilizing today's technology and all marketing avenues to help sell your home. It's a numbers game, and buyers come from all directions. So make sure your agent won't just list your home and sit and waite for a buyer to come, but actively markets and services your listing to help seek out and find a buyer for your home.
3. Do yourself a favor and pick a Realtor who is in real estate full time as a career. Many agents just have a license and do real estate part time, or on the side. These agents are not relying on income from real estate as a means to earn a living, they are simply looking for an extra buck here or there. With part time agents you can't be sure that they are on the cutting edge of the latest real estate trends and technology or that they will give your listing 110% of their time and effort. By choosing a full time career Realtor, you are giving yourself a better chance of choosing someone who takes buying and selling homes as a profession. Someone who thrives on and earns a living through real estate. These agents will usually be in a much better situation to better serve their clients properly, effectively, and professionally.
4. Choose an ethical Realtor. Although it is often hard to determine an individuals values and ethical behavior it is a critical aspect in finding your next real estate agent. An ethical Realtor will ultimately look after your needs and interests before anything else. By choosing a Realtor to sell your home you are placing a tremendous amount of trust in what they agent tells you and how they guide you. This trust or lack of, can ultimately led to your wallet and whether or not your home sells.
5. Make sure your agent communicates well with you. You are the key elements of selling your home, and successful agents must be in regular contact with you. Your home may be on the market for 4,5,6 months or more, and the ability to communicate well with your agent is a critical piece in successfully selling your home.

Make sure your next Colorado Springs Realtor displays ethical character, has a solid reputation, will work well with you and communicate with you on a regular basis, has a solid and aggressive marketing plan, and will work your listing to get your home sold!
